Not what it use to be
I have lived her for about 9 years and the property is not what it use to be at all. They never want to fulfill maintenance requests and you never know when they will get something fixed. It takes anywhere from 4 to 6 months to fix. I have seen residents do without air conditioning in the summer which is horrible to have them endure. There is no property manager on site full time, we are lucky if she is there 3 hours once a week. The residents use to enjoy playing card games, bingo, and... exercise classes at the Clubhouse. The Henrico County’s Mobile Library use to visit once a month offering a wide selection of books and CDs. The Monthly covered-dish dinner is also a thing of the past. Everything has been taken away for the residents to enjoy and there are no activities being held for them.
It seems since the owner passed away, the management has really gone down hill. They seem to care less about the property or its residents. They are only concerned with raising the rent but never meeting the maintenance responsibilities. It is quite disappointing and the 55 plus residents residing here deserve to be treated better than what they are receiving. Really and truly a shame since it was a nice community to live.

live there for one year
take for ever for maintenance to make repairs nothing to do as far as recreation for the elderly no security . i move in they were suppose to put down a floor in the bathroom ,never did get the floor done sad

Fix tenant maintenance request ASAP!
Do not by any means move here. They deny all maintenance requests and leave residents with dilapidated apartments. If all maintenance requests are not fixed ASAP, it will be reported to the BBB and further action will be taken against this complex legally.

Not what it used to be.
I have been living in Kings Grant for over seven years now and it has continued to go down hill. We used to be able to use the club house, but now we don't have any staff in it and it is always closed. The dumpster was overflowing and they don't even respond anymore when I call for repairs. Other neighbors have had similar complaints and have gotten so fed up that they just moved out. Gerry Griffith
