Excellent Place to Call Home!!!
This place has been great for my brother! He has lots of activities to do during the day and shopping is very close. Also Sutter Pace picks up directly from here as well. The Manager Jennifer and Maintenance Manager Jeremy are outstanding, as are the rest of the Maintenance people-Christopher, Ivan, and Marissa. I always see them working every time I come to visit and they are always cheerful; they keep the community so Beautiful- the grounds are spectacular! The landscape is gorgeous! If we ask... for a service request for my brother's home, they respond and repair speedily. They help with directions and resources for things too. I do wish that they would send some more help for the Manager in the office, she's alone a lot there and I see her working late hours, but I'm sure they are working on it. The weekly Bingo is also super fun too! I will be moving here as soon as my home sells as well. The referral resident program is wonderful when you are in a fixed income! Keep up the stellar work Rindle Ranch!

Beware
Finally moving. Same roof leak for 3.5 yes. Don't rent and if you do don't rent out 6546 Evesham Circle as the leaky roof continues.

NO CONCERN FOR SAFETY OR COMFORT ARE JUST A FEW
October 2021 a roof fell in on a man and he died. You can find this if you google. It was called Arcade Creek Manor at the time this happened and was televised on the news My roof leaked 4 times in the same place and each time it was supposedly fixed. Although, every time it rained the lead came back. Fortunately I was not under the light fixture where the light was when part of the ceiling and the entire light fixture came crashing down. Numerous individuals in the park have had extreme... flooding from the ceilings. Also, underground pipes backing up and flooding an apartment with sewage. Hot water has been off in different buildings for up to a week at a time without management bothering to notify tenants. If you want to know anything you must call. And also no information as to how we would shower etc.. They are sprucing up the grounds now but that is it. A lot of apartments smell moldy and grow mold secondary to faulty fixing of leaks. All different sources of leaks. Also, a lot of rules. Rules are great but when they tell you you can have outside blinds but you must buy them from them and they are brown only to tell you you have to take them down two years later because they changed to white. And again if you want the white ones you must buy them from the apartment . We had security that walked the premises ensuring safety and keeping shady people out. They will tell you we have security. We do but they are not on site. Clothes frequently stolen out of the laundry room. Laundry room broken into for the homeless to sleep. Last week someone was caught by police taking a fire extinguisher and breaking car windows. Numerous catylac convertors have been stolen. The homeless are frequently on the premises as they hang around and sometimes even prop a tent up. Maintenance crews are living on site and taking up much of the non-designated parking spaces with there large trucks and trailer beds. Therefore they park there trucks right in front of their apartment quite a few of them share. Residents are forced to walk very far sometimes in the dark while the crew members park directly in front of their apartment. They should leave the spaces open for those of us who live here and who are elderly I might note. Things have changed since the apartment complex was bought out. A few of the staff are the same but for whatever reason we are being left in the dark regarding serious changes that are happening. This has been a 55+ senior park since I moved in.

Let The Renter Beware
If you are searching for a senior apartment, there are some things you should carefully consider if Arcade Creek Manor is on your list. When we first moved into the ‘Manor’ in 2018, it definitely had some unique and homey elements to it that made it a comfortable place to reside. However, in the time we lived there, there has been a total restructuring of the rules of the complex which at times were confusing, frustrating, and still ongoing.
Start with the obvious. The cost. At Arcade Creek,... there is no lease, everything is month to month. The two bedroom unit which we had was the largest at 743 sq. ft. We experienced two rent increases in the time we were there, $200, to be exact. It was tragic during our stay there to have seen many longtime residents being forced to move due to the dramatic increases.
Next, the location. The area is over run with ‘characters’ and homeless individuals. On many occasions, you will find them rummaging through the many garbage dumpsters throughout the complex. The area is noisy and is bordered by two busy streets.
The buildings and the grounds themselves are old and tired. The Manor has been there since 1973 and it’s definitely showing signs of wear. Some superficial attempts to spruce up the place, replacing 30 year old toilets and the like, but overall, you can tell that not a lot of effort is being put forth to make improvements to the property.
Maintenance is spotty and inconsistent at best. Appointment times are missed or forgotten. They were with us, and you never knew if a work order was completed because there was never anything written left behind after a task was completed.
Then there were the rules. Three revisions of the rules within a twelve month window. Are you serious? Management would conduct periodic inspections of porches and apartments on what could be allowed in, on, or around. Our property would get a four star inspection pass one month and then a new revision of the rules a few months later would void all of that. Since the apartments are small, storage is at a premium. Tasteful storage units were allowed at one time. So individuals would spend, in some cases, several hundred dollars, on a nice unit, only to be told a few months later that it was no longer legal and they had to get rid of it. Also, other threatening items such as hummingbird feeders, wind chimes, hanging plants decorative lattice, and the dreaded Christmas lights and decorations all had to go. . So do your homework.
